Completed within the Nusa Cemerlang Industrial Business Park, this electrical utility facility is conceived as a compact yet highly ordered component of the wider industrial development. The building is arranged around a clear rectangular footprint, with enclosed electrical spaces positioned at the centre and transformer bays distributed systematically along both sides. This symmetrical planning creates an efficient operational layout while maintaining clear separation between internal functions, external equipment and maintenance access.

The architectural composition is defined by overlapping pitched-roof volumes that respond to the differing heights and spatial requirements of the facility. The stepped roofline introduces variation to an otherwise utilitarian form, giving the building a balanced and well-proportioned silhouette. Tall enclosure walls frame the transformer areas and visually integrate the exposed technical equipment with the principal building, while their regular spacing establishes a strong architectural rhythm around the perimeter.

A restrained palette of warm grey, muted beige and metallic silver gives the facility a refined industrial character that complements its surrounding context. Profiled metal roofing provides a lightweight and durable upper envelope, while smooth wall panels and reinforced concrete surfaces create a robust architectural base. Red-painted pipework, railings and safety elements are used selectively as functional accents, introducing visual definition and reinforcing the technical identity of the building without overwhelming the overall composition.

The external planning prioritises safety, accessibility and ease of maintenance through a continuous fire appliance road encircling the facility. Clearly marked directional arrows, dedicated equipment zones and generous turning areas support efficient emergency and servicing operations. Narrow landscaped strips soften the building edges and establish a measured transition between the technical infrastructure and the surrounding development. The completed facility demonstrates how essential utility architecture can be resolved with clarity, proportion and material discipline, resulting in an environment that is both operationally efficient and visually coherent.
