Awp Development

Currently under construction in Seelong, Johor, this industrial development is composed of four distinct architectural designs, each developed to respond to different operational, spatial, and corporate requirements. The masterplan arranges the buildings around a clear internal circulation network, allowing efficient access for heavy vehicles, service traffic, staff, and visitors. Despite the variation in building forms, the development maintains a cohesive overall identity through a consistent material palette, disciplined massing, and carefully coordinated landscape and infrastructure elements.

The industrial volumes are expressed through broad, functional building forms finished predominantly in light-coloured profiled metal cladding, complemented by darker roof fascias and vertically proportioned openings. These restrained warehouse envelopes are paired with more articulated office and entrance components, where white rendered surfaces, horizontal bands, dark-framed glazing, and bold blue accent panels introduce a stronger corporate character. The contrast between the large-scale production or storage spaces and the more refined administrative frontages creates a clear architectural hierarchy while maintaining the robustness required for industrial use.

Across the four design variants, differences in office positioning, façade composition, entrance treatment, and building massing allow each facility to establish its own identity within the wider development. Landscaped buffers, defined parking areas, controlled access points, and clearly separated service zones help soften the industrial environment while supporting safe and efficient daily operations. Through the integration of durable materials, contemporary detailing, and practical planning, the project presents a modern industrial campus that balances functional performance with a professional and recognisable architectural presence.
