Vita Resident

Situated along the Pontian Link Road—an arterial connection between Pontian and the Second Link Customs via the Iskandar Coastal Highway—the development occupies a strategic threshold between regional mobility and local community life. Comprising 24 units of two-storey semi-detached residences, the project is conceived as a catalyst for return migration, aiming to attract young professionals working in Singapore back to Pontian, while contributing to the gradual revitalisation of the surrounding neighbourhood fabric.

The architectural expression is shaped by a youthful clarity and restrained geometric order. Volumes are composed as a series of stacked, interlocking cubes, forming a contemporary massing language that is both disciplined and dynamic. This formal strategy produces a strong visual identity while optimising internal spatial efficiency, allowing flexibility in spatial arrangement and everyday use.

Warm timber elements are introduced as a counterpoint to the crisp geometric composition, softening the overall expression and bringing a sense of tactility and local resonance. Timber shutters integrated into the façade and front fencing articulate a layered interface between interior and exterior. More than a visual device, they operate as environmental filters—modulating sunlight, enhancing cross-ventilation, and improving thermal comfort throughout the day.

Through this interplay of geometry and materiality, the design establishes a contemporary residential identity rooted in both modern aspiration and contextual sensitivity. The use of durable, climate-responsive materials reinforces long-term sustainability, while the architectural language projects a renewed image for the local community—one that is forward-looking, yet grounded in everyday livability and spatial generosity.
